Residential:
I will consider any unit with 1500 sq ft or more. If you have a unit you would like for me to consider, just click on the owner app tab, and provide your information which will be forwarded to me. I will do a drive by and then call you to discuss what your goals are. You will have access to your records 24/7 through our website, and if any issues are brought up as to tenant request, you will be able to see those as well. Owner draws are paid by the 15th of the month for current tenants. Evictions are filed by the 12th. There is a $100 per unit setup fee charged at the signing of the contract. This covers the initial setup of the unit in the system, and any marketing that is done. You will not find a better communication system with any other management company. I guarantee that.
Commercial:
I will consider any commercial office, retail, storage units, car washes, etc. Just click on the owner tab, and send me your info and I will drive by your investment and call you to discuss it. You will have access to your property's information on my site 24/7. Owner draws will be usually the 15th of the month unless a weekly rental collection is in place, in which case the draw will occur once the funds have been cleared. Any marketing cost will be negotiated as needed. I have owned several businesses and am aware of the handling of permits and licenses with the cities and counties. Tenant Placement:
If you wish to manage your investment yourself, but do not have the ability (or patience) to find a tenant for your residential or commercial unit, click on the owner tab and forward to me your information, I will do a drive by and call you to explain my services. I am available to advertise and show your property to interested tenants. I will use your lease, and all other paperwork and will sign as your agent. Once the tenant is moved in, I will hand over the paperwork once the fee has been paid. If you have units that have given their notice, I can start to search for a tenant to take occupancy with very little vacancy time. Just give me a call to discuss your options.
